Very nice diverse cattle ranch in northern Montague County, TX, located just 1.5 miles west of Spanish Fort near the Red River, with hunting opportunities as well. TERRAIN:
Village Creek Ranch is located along the paved FM 103, so it has easy year around access. It is approximately 10 miles north of Nocona, with FM 103 being a straight shot back into town, and roughly an 1.5 hour drive to the metroplex.

The land has a gentle roll to it, with some 40 +/- ft of elevation changes. Village Creek runs across the property from the southwest to northeast sides, creating a scenic valley on any end of the ranch. This creek is lined by tall elm trees and native pecans, providing cover for wildlife. The rest of the property is in native range land with abundant grasses. Mesquites have been sprayed over the years, as have the pastures for weeds.
SURFACE WATER:
Village Creek winds through the ranch for over 1.5 miles. It holds water year around, either by running or in pockets. The ranch also has two ponds and a beautiful four acre lake on the south end. This lake would be perfect for fishing, if stocked.
CATTLE RANCHING:
The ranch can sustain 80 cows. It is cross fenced into five pastures for rotational grazing. A large trap is fenced in the middle, connected to the sorting pens. Every pasture has access to water through the creek or ponds.
IMPROVEMENTS:
The property fronts the paved FM 103 along its whole north border for 3/4ths a mile. Electricity is available along the road. A set of cattle working pens and small shed are located in the central part of the ranch.
HUNTING:
The ranch provides good hunting for whitetail deer and feral hogs along the wooded creek ravines. There is very little, if any, hunting pressure surrounding the ranch. An older tower blind and feeder will convey with sale.
In addition to the trees along the creek, the southwest 160 acre pasture end has more tree motts and brush, providing an excellent wildlife habitat. Wild plums and blackberries contribute to wildlife nutrition, as well as bedding cover. In that southwest pasture there is one 10 +/- acre patch of blackberries alone.
The ponds are really nice and also contribute to the hunting on the property.
MINERALS:
The owner doesn't own any mineral rights, so there are none to convey. Nine wells and two sets of tank batteries are located on the property, mostly in the northwest corner (see the Map in photo gallery), all are contained within one pasture.
