Land Characteristics: The property is slightly irregular in shape with frontage along its eastern (Williams Rd) and northern (Linn Flat Rd) boundaries. These are gravel county roads that are a very short distance to US Hwy 59. The tract has rolling terrain with topography that ranges from an approximate low of 340 ASL to an approximate high of 390 ASL. Two large creeks traverse the property offering year-round water features and abundant water for the native wildlife. Village Creek runs through the central portion of the property from north to south. Wanders Creek runs through the western extreme of the property and ties into Village Creek south of this property. A small pond is located in the northeastern portion of the property that offers many possibilities. Timber on the property has been thinned multiple times over the years. The result is basically seed tree cutting with an adequate number of mature pine trees remaining that has allowed the tract to naturally regenerate. That process is well underway with a dense stand of young pine, hardwood and other native tree species. The property is currently in a state where it will hold a high number of deer as it has outstanding browse capabilities. An opportunity exists to create a system of trails and small food plots to supplement the native browse which would transform this property into an excellent hunting tract. There is a stand of very good hardwood in the central portion of the property that is basically on the high banks above Village Creek.
