Enoree River Tract lies in a very quiet rural setting bounded by US Forest Service lands to the west and the Enoree River to the south. The land had been managed for pine timber production. About 130 acres of broad uplands are covered in loblolly pine planted in 2019. This young stand dominates the northern part of the property. To the south, about 80 acres of pine are now about 24-years-old. These trees were planted and fertilized in 1998, fertilized again in 2002, first thinned in 2010 and second thinned in 2017. Both stands of pine have superior genetics, good spacing and are free to grow with little competition on site.

Big Dryer Creek forms part of the property boundaries and flows through the middle of the tract. This perennial stream is rocky in many places with small slides and falls. Large rocks line the banks and stand above the creek near the middle of the property.
Mohegan Trail is a small, gravel road that becomes dirt as it approaches the property giving access to the north side. A small powerline serves nearby houses and is present along Mohegan Trail at the property. The south side has been accessed by a US Forest Service road that comes off Seekwell School Road west of the tract. Internal roads and trails give access across the property.
Topography is gently to moderately rolling over much of the tract with some steep places on lower slopes and near waterways. See the attached topo map and maps and tables describing standing timber.

The tract is about 11 miles from Whitmire, 17 miles from Newberry, 47 miles from Columbia, 49 miles from Rock Hill, 50 miles from Spartanburg, and 70 miles from Greenville. All distances are approximate road miles to the center of town. The property does not have an address. The closest neighboring house is at 112 Mohegan Trail, Whitmire, SC 29178. This address can be used for GPS navigation and will bring you to near the northeast corner of the land.

Research Parcel InformationFrom Whitmore, SC at the intersection of Union Street (Hwy 72) and Church Street (Hwy 176) with United Methodist Church on corner, go east on Hwy 176 toward Union and Chester. After about 2 miles, stay right at the Y to continue toward Carlisle and Chester. Just over a mile past the Y, turn right onto Maybinton Road. After about 8 miles on Maybinton Road, look for Mohegan Trail on the right. Turn on Mohegan Trail and proceed about 1,000 feet. Property will be on the right side of the road. Look for a small yellow gate and for sale signs.
