The path to the beach is a very short walk through a cleared trail. About 25 beach stairs with sitting areas to take in the lovely blue and turquoise colors of Lake Michigan. We personally cap occupancy at 8 people, no pets, no inside smoking and have had a $3,500 weekly rate since 2014. If they want extra days, it increases pro rata and if they have 4 or fewer people it is discounted $500/week. We supply basic things like toilet paper, paper towels, laundry/dishwasher/hand soaps, basic cleaning supplies etc. but if guests want us to provide towels and linens the is a $150 charge.There are also Association rules for both guests and owners, including disclosure by the owner of guests names, dates of occupancy, and a contact person other owners can call if there is a problem with guests.Of course there is a lot more to it, but this covers the basics. Nearly all rentals are to repeat guests. Being next door, weve always found managing ourselves (including scheduling and cleaning) produced a better experience for guests and us. Particularly when it comes to cleaning properly, guests have said that is an important part of why they return.Association dues are still $550/year. They cover more than what you listed. We made a deal with Benona Township in 1997 for only one set of stairs to get other concessions from them. Another owner (at 1735) made the same request to the Association last year and only got 2 out of the 3 votes needed to get past the Association, so they didnt even try to ask the Township if they would reconsider.2) Expansion: Yes to expanding somewhere, IF it is inside the DEQ approved building envelope and get Association approval as to architectural style. Building envelopes are small.3) Carport: Bylaws dont permit an enclosed garage. Carports are OK, with Association approval, but the drain field for 1775 is east of the house so a carport would mean a totally new drain field west of the house where all the trees are.4) Outdoor Kitchen/Fireplace: Yes to both, with Association approval. The Association approved this for 1735 but there were many restrictions on use of the fireplace due to concern we all had due to a dune fire we had on the property some years ago caused by an outdoor fire.5) Parking: Each house in the Association has only 3 reserved spots. There is also space for 3-4 cars off the driveway near the entry, available to all on a first-come-first-served basis. Neighbors often loan their spaces to others who need more space for a special event.
