Sunset View House and Forest is a private, custom-built house surrounded by fields and semi-open land on two sides, and sited on the edge of approximately 185 acres of forest land. Sunset View House is in Randolph Center, which is the geographical center of the State of Vermont. The house is about two miles from I-89, which makes for an extremely easy commute to work or an easily-accessible escape for the weekend. Montpelier is located 20 miles to the north, Burlington is an hours drive northwest, and West Lebanon NH is 30 minutes to the southeast. Boston is a quick 2.5 hours via I-89 and I-93. New York City is 5 hours to the south, and Montreal, Canada is only 3 hours to the north.

The house sits on the edge of its very own forest. Looking south and west, this unique, custom-built home has amazing long-range mountain views from all of the main living areas in the house and the expansive exterior deck. The house also enjoys being on the edge of large fields which help to showcase the dramatic mountain views. The property is being sold subject to a deed restriction whereby the bulk of the forested portion of the property (see property maps for location) cannot be developed and must remain in Vermont's Use Value Appraisal (Uva), or "Current Use", program to ensure that the natural forest ecosystem is protected. There are approximately 20 acres of field and semi-open land that is not under the deed restriction and could be developed in the future. This is a large piece of land, and the new owner can enjoy walking through the forest, making trails and paths to traverse their idyllic property.
The forested part of the property is located at the height of land in Randolph Center at an elevation of 1,500' ASL (above sea level), providing long-range views from the house. There are several small vernal pools that provide habitat for amphibious species. In early spring, these amphibious species are known to take the short migration from the property to the small wetland opposite Route 66. The property is near a large deer yard, a habitat identified by the state which provides ideal habitat for white-tailed deer, a common sight in Vermont. Black bear is also common in the forest. Moose is less common in this area.
The forested portion of the land consists of 185 acres. The property's forest management plan has delineated this forested area into 6 stands. About half of the tree species are hardwoods (primarily maple, birch and beech), with the other half consisting of softwood species (primarily hemlock, red spruce and balsam fir).
The forest is dense with trees of all ages, including mature stems 18 and greater. Some of the oldest trees on the land are sugar maple or hemlock, with some individuals in excess of 100 years. The forest was lightly thinned in 2016 so the forest resource is in a growth phase for the next 10 years. The land's generally level to moderate terrain allows for easy walking along the many trails that run throughout the land.
Designed by a local architect and builder, this contemporary home is mostly laid out on one level. There is a large open living room, connected to an open kitchen and dining room. Both rooms have doors leading to the large deck. The house is built using handcrafted logs stripped of their bark and varnished-every piece of wood is different. There is a fieldstone fireplace in one corner which has a woodstove insert. There is a long, open hallway that runs the entire length of the house behind the living area. There are three bedrooms and three full bathrooms, all accessed from the central hall. The custom kitchen is nicely laid out with top-end appliances and a sink looking across the fields to the mountain views. This is a uniquely designed and well-built home that you won't find anywhere else.
