The Elk Mountain Cattle Ranch encompasses approximately 120,000 total acres, with roughly 30,000 acres deeded and approximately 90,000 acres leased. The ranch is situated entirely within Colorado's three largest intermontane grassland basins. South Park, spanning nearly 1,000 square miles, boasts a rich ranching history, so much so that Congress designated it a National Heritage Area in 2009—one of only fifty-five in the United States.
The ranch headquarters is located at 8,800 feet above sea level in the Town of Hartsel in Park County. Within a two-hour drive of the ranch are Colorado's two most populous cities: Denver and Colorado Springs, both featuring international commercial and private airports.
The ranch is nestled among 72-million-year-old, 14,000-foot peaks and lies at the headwaters of the South Platte River. Within the ranch's borders are over 30 miles of named rivers and creeks and over 6,000 surface acres of stored South Platte River water in both Spinney Mountain and Elevenmile Canyon Reservoirs for front-range Colorado supply.
The current cow-calf operation includes approximately 1,200 mother cows plus bulls and 500 pair of bison plus bulls. The ranch has been managed by a fourth-generation family who began assembling it 40 years ago and reside in its five ranch homes, each containing between three and five bedrooms. A unique feature of the operation is a water right for 81 acre-feet of water from Spinney Mountain Reservoir.
The hunting and angling on the ranch are exceptional, featuring Boone and Crockett pronghorn, trophy mule deer, and elk hunting. Several of the six ponds on the ranch have been stocked, and the Middle Fork of the South Platte River offers an opportunity to enhance over 3 miles of private fly-fishing aquatic habitat.
The Elk Mountain Cattle Ranch, never before offered for sale, represents a significant and incredibly diverse investment opportunity available in whole or in parts.
