The property has limestone hills along the interstate and falls off into a nearly level area that is the site of the Leon Springs. These 3 very large springs flowed large volumes of good quality water for many centuries and were a major draw for both Indians and early-day pioneers. With the advent of pumping of water for irrigation in this area during the mid 1900's the springs ceased to flow and have filled with silt; however, large quantities of water can be pumped from relatively shallow depths. The owners believe that two major aquifers, the Trinity from the south and the Cenezoic from the north, converge in this area and account for the large volumes of water.
Oasis Farms, which is also being offered for sale by Scott Land Company, adjoins this ranch on its east boundary and owns the commercial water rights to approximately 228 acres of this ranch. Leon Springs Ranch retains domestic and livestock water rights for these acres and owns all water rights for the other 200 acres of the ranch.
There is a set of cattle working pens and a large concrete water storage tank on the ranch. A nice dirt pond that is filled by runoff water offers fishing in some years. There is good game cover on the ranch with mule deer, quail and turkey available for hunting.
