With an approved BLM Plan of Operation, a building can be built on the land: any building that benefits and improves the claim, though you cannot live on a mining claim.

Current usage, is what the BLM calls, Casual Use: panning, shovel, rock hammer, metal detector, creek powered sluice box, where no permission nor permit is needed to camp and prospect.
Now that we have located the claim, you never have to declare to the BLM any gold or gems you find.
You can prospect as little or as much as you like.
On trips to the claim, we gathered in and around the creek, approx. 1/8 of an ounce of gold on each claim half, being worth about $150 per half. As the BLM does not specify the amount of gold to be found to locate a claim other than gold needs to be discovered, we use this amount for a 20 acre claim as a projection of good gold potential. Someone with more time may find more. Gold prices are over $1200/ounce. Though we could never guarantee what you will find, we did locate this claim in an historically rich area for gold prospecting.
You are allowed to post No Trespassing for Prospecting signs in and around the claim.

A transfer of ownership is a sale of legal, exclusive ownership of a mining claim site. To be a legally recorded claim, gold had to be found on the claim, which was completed by us, as we are original claim locators.

Your ownership is legally conveyed via a Quit Claim deed, and legally recorded with the BLM and Plumas County. A Quit Claim deed is the required legal document per the BLM. Each year, on or before September 1st, you need to file a simple form with the Bureau of Land Management, along with $165. By doing this, you keep the claim forever. 1 or more names needed on your deed. You must be a current US citizen with a US address to own a mining claim in the US. I have paid the $165 fee for this year, not due again until September 1, 2020.
Plumas County taxes = $50/year.

Your 20 acres is the North 1/2 of the NE 1/4 of the SW 1/4 of Section 20, Township 28 North, Range 12 East, Mount Diablo Base Line and Meridian, known as the Pierce Creek Gold #2 mining claim, in the Sierra Nevada and Cascade Mountains, in the Diamond Mountain Range.
Driving Directions:
From Janesville about 24 miles, take Janesville Grade Road south to right on Forest Road 29N43 to left on Diamond Mountain Mountainway, to Forest Roads 28N02 and 28N31 which are the claim roads, using then GPS coordinates listed below to the claim.
From Susanville about 23 miles, take Richmond Road south to right on Gold Run Road, to left on Diamond Mountain Road, to left on Diamond Mountain Mountain Way, to Forest Road 28N02 which is the claim road along with continuing south which becomes 28N31, then using GPS coordinates below to the claim.
Two principal approaches to the claims are, for the west end, via the Gold Run Road (County Rd. 204) from Susanville or, for the east end, from Highway 395 via the Janesville Grade (Country Rd. 208). Both roads connect with Forest Road 28N02 which is the claim road, which traverses the south (Plumas) slopes of the mountain. Two miles west of Thompson Peak, Forest Road 29N43 forks north from Road 28N02 and provides access to the north (Lassen) slopes of the mountain; the road then drops through timberlands north of the crest to join the Gold Run Road.
The claim location monument has a 4 foot wooden post with an attached copy of the Location Notice, as required by the State of California.

Pierce Creek running through the claim is a unique advantage for gold prospecting and prospectors always look for creek bends as on this claim for where the gold accumulates.
Gold always occurs in gravels in the metallic state and when so found has various physical characteristics. Gold is dense and heavy, it has a characteristic metallic color, and it is soft and easily malleable (it is easily formed by hammering). These are the characteristics used by prospectors to identify gold in the field.
Placer gold occurs on the claim as small grains derived from gossan formed by weathering, and oxidation of the gold, copper and iron rich veins. Gold also occurs as grains flakes and small nuggets derived from the erosion of mineralized fault zones on, and upstream from the claim.
