This 980 acre tract of farmland which is currently enrolled in the Conservation Reserve Program at $34.00 per acre per year through September 30, 2022 is located on the north/west side of the BNSF railroad tracks which are adjacent to and which run parallel to Hwy. 54 approximately 16.65 miles northeast of Logan, NM to the railroad crossing for all-weather County Road L at the southwest corner of the property or 7.75 miles southwest of Nara Visa, NM to the same railroad crossing at the southwest corner of the property.
The property fronts the railroad tracks for approximately 1.9 miles allowing for the installation of a railroad spur should any company have a desire to erect a business with need for railway access.

The property was irrigated in the past (with side-roll sprinklers which are no longer in existence) from an irrigation well (condition unknown) which is located on the property with a turbine pump installed in the well (condition unknown). Broker will assist buyer in researching the irrigation potential on the property at buyers request.
In addition to the one irrigation well there is a domestic well (condition unknown) equipped with a submersible electric motor and pump (condition unknown) located near the welded-pipe livestock pens which have not been used in some time but will be VERY USEABLE in the future with limited maintenance.
A second domestic well with no pump in the hole is located on the east side of the property (condition unknown but assumed to be useable).
Standing (static) water levels in the 3 wells as per measurements by the State Engineers office in June 2019 are as follows:
1.Irrigation well at approx. 105.24 ft.
2.Well near the livestock pens at approx. 111.52 ft.
3.Far east well at approx. 134.26 ft.
The property has been in the CRP program for many years and has a well-established stand of improved and native grasses with approximately 15.29 acres of native grass (which is not in the CRP program) located on the north boundary line of the property. Grasses found on the property and in the area of the property are Blue Grama, Side Oats Grama, Sand Drop Seed, Little Blue Stem and Threeawn as well as other secondary grasses which are native to the area.
According to the Farm Service Agency (FSA) office, the property will have a 940.6 acre Grain Sorghum base at such point in time that the property may not be enrolled in the CRP program.
In the past, grain and cotton bases have been very, very important to a farming operation due to the fact that such bases allow for a farm to participate in various government programs and government underwritten insurance programs which may provide for additional income to a farming operation.
This property being virtually fully allotted will certainly be a great PLUS in the event that the property is turned back to farmland in the future.
The grazing potential of the grasses is great for limited grazing under the present CRP program or 100% grazing in the future in the event that the property is no longer enrolled in the CRP program.
Fences on the property are five strands of barbed wire with both cedar and steel post and are in very good condition on the west and north boundaries of the property. The fence along the railroad tracks on the south boundary of the property is in need of repair or replacement at such time as livestock may be run on the property.
