HISTORY
Thought to be originally built around 1825 as a basement home with blacksmith shop, cantina and small chapel above it is believed the combined facility was converted into a personal residence by a German family about the turn of the century. Occupied by them until around 1928 when it was sold to the Arrott family who owned this wonderful property until 1975. Purchased by the present owners it is now available for sale for the first time since 1975. The present owners have been told that some past presidents have visited the property. Situated about three miles west of Sapello, New Mexico on highway 266 and about 15 miles northwest of Las Vegas in the beautiful Sapello river valley this historic ranch property consists of approximately 505 acres with three dwellings, large hay barn, small barn, ranch managers home, guest house, shop and garage plus miscellaneous outbuildings. An attractive and inviting irrigation water fed pond stocked with rainbow trout is located just a few yards southeast of the main house providing a fabulous setting from the south porch or patio area. The ranch manager's house sits on the side of the hill above the other improvements allowing oversight of the property. State highway 266 and the Sapello river split the property (see map) about midway. Native Brown Trout have been caught along the approximate 3000 ft of the Sapello river that crosses the ranch. There is approximately 80 acres under a flood irrigation system from the Las Tusas acequia. A small vegetable garden area south of the main house and next to the river has proved to be quite productive in past years. The property is also frequented by deer, bear, elk, turkey and bobcat.
The valley portion of the ranch consists of some irrigated and other native grass lands with scattered pines, oak brush and cedars. The irrigated lands include some alfalfa, broam and timithy and native grasses. The mountain areas are predominantly ponderosa pines with occasional pinon, oak, spruce and aspen. Cottonwoods provide additional charm and character to the headquarters and the river areas. Ranch elevations run between about 7000 feet to 7850 feet.
WATER
The Sapello River provides live water and runs through the ranch property about midway and water from the Las Tusas acequia (or ditch) provides the irrigation water and the supply water for the trout pond. The ranch has eight (8) shares in the Las Tusas acequia association which provides for (8)24 hour irrigation periods per month. The area has had occasional times when dry spells limited the flow in the acequia. A well provides domestic water to the dwellings. The pond behind the house is estimated to be about 58 X 330 ft. and includes a beautiful wooden walking bridge for function and aesthetics.
MAIN HOUSE
This beautiful facility is believed to have been built around 1825 originally as a blacksmith shop, cantina and a small chapel with a residence in the basement. Constructed of adobe it was converted into a full residence at the turn of the century and is now a four bedroom and three bath configuration in the old southwest style of one room leading into another, however most of the rooms also have doors to the covered porch around the courtyard area. This house has a new roof added about a year ago and has had the plumbing and heating upgraded in recent years to make it more efficient, functional and modern without losing the charm and character of the original home. The kitchen has upgraded appliances and is very functional for entertaining and is next to the dining room. The dining room joins the living room which includes a functional fireplace and the entrance to the south porch. The den is next to the living room and is presently used for a small bar and dining area. The bedrooms continue around the balance of the U shape and this area also includes a wonderful sunroom with functional fireplace that is great for sitting and viewing the patio and pond area. A door to the patio area is provided from the sunroom.
OTHER IMPROVEMENTS
The ranch manager's house was built around 1985 and is a two bedroom one and one half bath log home with open kitchen and living area and with south and west facing porches. It is ideally situated on the hill to oversee the balance of the improvements. The guest house is a small rustic log one bedroom, one bath cabin style house with a small kitchenette. The large barn ( estimated to be about 2400 sq ft.) is used for hay and equipment storage and the small barn is used for storage with tack room and 4 horse staffs. The garage has 5 stalls but one is being used as a shop and one for parking a tractor but all are near the main house and face north toward the ranch managers home. The other outbuildings are used as a dairy house, chicken coop and two other buildings for storage.
GAME
The present owner has limited the hunting on the property to encourage the deer, bear, elk, turkey and an occasional bobcat that have been seen on the ranch to remain near.
STOCK OPERATION
The ranch is too small for a productive cattle operation, however the property has supported as many as seventeen horses in the past and would be reasonably suitable as a small horse facility and could be made into a exceptional facility with a little imagination and other resources.
