The neighboring property to the East of this ranch is the Rob and Bessie Welder Wildlife Foundation, the largest privately endowed wildlife refuge in the world.

The headquarters are located in the North end of the ranch are accessed by asphalt paved roads from the highway to the house. Structural improvements include a very functional and complete headquarters with a comfortable, 4 bedroom, 4.5 bath ranch-style home with approximately 2100 square feet of living area, separate living quarters, two enclosed barns, sheds, and a good set of cattle pens with a covered working area.
The Portilla Ranch is abundantly improved with very good quality galvanized perimeter fencing and cross fencing designed to accommodate rotational grazing of cattle and is very functional as such. The ranch is very well watered with multiple water wells and water piped to all pastures.
The biggest water feature on the ranch is Hughes Lake, a man-made impoundment approximately 20 acres in size which has been designed, sculpted, and managed to produce great bass fishing and recreation. The lake is maintained by well water.
Its location along the Gulf Coast Plains makes this ranch a hunters paradise. White-tailed deer, Javelina, Rio Grande turkey, feral hogs, Bob White quail, and white-winged and mourning dove are abundant, and a vast variety of waterfowl frequent the ranch. You would be hard-pressed to locate a low-fenced hunting ranch with a greater variety of game animals and birds.

As previously mentioned, the Welder Wildlife Refuge is the primary neighbor to the East. Access to the refuge is along an easement granted to the foundation which crosses the Northern end of Portilla Ranch. The easement road is owned by Portilla Ranch. It should be noted that a portion of the ranch is encumbered by a conservation easement, 618 acres of the ranch including the headquarters and Hughes Lake are not included in such easement.
