LOCATION: 3.5 miles north of Pontotoc, TX; County Road 367 is the access

WATER: There are 3 wells on the property with good underground water. There is a wet weather creek that holds water much of the time.

WILDLIFE: All whitetail deer, blinds, turkey, and feral hogs convey with the sale.

TERRAIN: Rough and rolling terrain with heavy tree and brush cover. Live oaks, mesquites and cedars throughout.

COMMENTS: This has been lightly grazed for many years. The deer herd is native but managed well for wildlife.
