The tract is located about an hour southeast of Jackson near Mize. It is near the intersection of Highway 28 and 35. It is located in Sections 9,21,27,28,34,35 T1N,R7E. It fronts Smith County Rd 77 (AKA N. Oak St)which is paved, and the tract has good internal access provided by a raised bed dummy line road.
The property consists of a 1200-acre tract with good access and a separate 80-acre parcel that has permissive access. The property consists of a 1200-acre tract with good access and a separate 80-acre parcel that has permissive access. The 1200-acre block fronts a county paved road and also has two permanent easements that provide additional access. The 80-acre parcel is accessed by permission along an un-gated good all-weather oilfield rock road. A dummy line road provides good interior access to the 1200-acre tract and a woods road runs through the 80-acre parcel. 90% of the tract is in the flood plane of Oakahay Creek, with the balance being upland.
The tract has significant timber value. Over half of the property consists of merchantable pine plantations ranging in age from 18 to 28 years old. Another 101 acres of recent cutover was chemically site prepared in summer 2106 and planted in genetically improved loblolly pine in winter 2017. The balance consists mostly of bottomland hardwood of various ages. A timber inventory was performed in Dec 2015 and is available.
