Location: Indian Knoll 484 is situated in southwest Stephens County, accessed from CR 190 and is 115 miles west of Fort Worth, 13 miles northwest of Cisco and 5 miles east of Moran.

Land: With 95' elevation changes across the ranch, there are mesquite flats, live oak motts, rock lined draws and grand vistas from the highest elevations. Soils are clay loam to rocky. A 12 acre clay loam field just north of the headquarters has recently been grubbed for planting.

Water: There are four intermittent creeks with five stock tanks on the property. Two of the tanks have recently been deepened and enlarged to take full advantage of the runoff from seasonal rains. There is a water storage tank and a water trough with a float system supplied by the community water provider (Fort Griffin Water Supply) just south of the entry gate and cattle guard on CR 190. There is an additional water meter at the HQ. (minimum maintenance costs are $70/month x 2 meters = $140/month total) There is potential for a third water meter valve box to be located on the property, if desired.

Wildlife: The ranch hosts whitetail deer, hogs, turkey, dove, duck and critters of many varieties. Five deer blinds and feeders (which have been well-maintained and kept filled year round) will convey with the property.

Improvements: There is an old home at the HQ area that either needs a lot of renovation or razing, depending on the preference of the new owner. There is a water meter valve supplying the old house and two RV hookups. A new septic system was installed in September of 2022 for the house and RV locations. The electric meter (Comanche Electric) at the house was upgraded in September of 2022, as well, which serves the house and the two 30 amp RV hookups (minimum maintenance cost is $60/month). There are drops at three other locations on the property where an electric meter can be added, if desired. There is a 100 yard rifle range with a secure backstop conveniently located near the HQ. A well-thought out set of livestock pens were built in 2022 in the northwest corner of the ranch, just off of CR 190 with easy access for trailers and a design that allows easy operation by one person. Interior ranch roads have been improved and maintained, underbrush has been grubbed and piled for burning and stock tanks have been improved. The ranch is fenced and cross-fenced for livestock, with much, but not all of the fence being recently installed.

Taxes: $2350 in 2022 (a submission for tax exemption filed in 2022 should bring the total to $1200+/- for 2023)
