LOCATION: Northern Terrell county approximately 45 miles SW of Sheffield, TX. Access to the ranch is down an approximately 7 mile recorded easement off of Hwy. 2400. The easement road is a very good all weather caliche road know as Tower Rd.
DESCRIPTION: This is a very scenic ranch with big hills and deep draws. It is comprised of deep soils along Seventeen Draw, which traverses the ranch from the SW corner and exits on the NE side of the ranch. The North and South part of this ranch have big scenic hills with elevations up to 2,900 feet. IMPROVEMENTS: There is a beautiful, newly constructed, 3,200 +/- ft. 9 bedroom/3 bath lodge capable of sleeping 22 people complete with a commercial kitchen, large pantry and gunroom. There is also a 2,200+/- SF. 2 bed, 2-bath house at the headquarters with a 1 bed, 1-bath house for use by hired help. There is a large barn and working pens complete with scales at the headquarters. There are 21-5’x7’ corporate blinds with feeders that will convey with the sale. A 30 x 40 skinning/processing barn is adjacent to the lodge and contains a 4-station manual winch system with an overhead rail system leading into a 12x12x10 walk-in cooler. A stainless steel sink and processing table equipped with hot water as well as propane heat are in the skinning barn. There is a 12 x 40 shedrow off the East side of the skinning barn for parking equipment or hunting vehicles. A Yamaha grizzly 660 4-wheeler and 3-11 hp. Ez-gos wil stay and become a part of the sale. WATER: The ranch has an extensive and good watering system. There are 6 working water wells. Three of which are windmills and three have electric submersible pumps. There is an additional 4 water wells on the ranch not currently in use. The water system services approximately 9 pastures and 5 traps.
GAME: The ranch has an outstanding herd of Whitetail deer and some Mule deer. Approximately 80% of the deer are Whitetail and 20% are Mule deer as well as an occasional viewing of a small herd of free roaming elk. There are also wild turkey and quail. SCI West has been under and extensive management-plan for 3 years and has established a buck/doe ratio of 1-1.75. This ranch is at a point of ascension in respect to the Whitetail deer herd. Great care has been taken to harvest only mature bucks within the 5.5 – 6.5 years of age class. There is a great representation of bucks in all age classes with a superb group of 4.5 year-old bucks being observed which fall in the trophy class for the 2010-2011 deer season.
MINERALS: This is a surface only sale with no conveyance of any minerals. There are producing gas wells currently on this ranch. All mineral have been previously reserved. The original landowner reserved a ½ interest in and to all water rights for water pumped off the property or transported off the property and for water flood or oil or gas secondary recovery operations. The original landowner reserved a ½ non-executive wind rights royalty in the property. There are 3 sections of land which total 2,087.2 acres on the ranch that contain state classified minerals. In an effort to not separate the surface from the mineral estate, the original landowner conveyed a 99-year lease. Upon termination of the lease the property can be purchased within 6 months by lessee for $100.00. According to the owner, this lease is sufficient to obtain financing and the acres included in this lease shall be included in the number of acres to be purchased when figuring the purchase price.
PRICE: $3,612,000 or $300 per acre.
