Overview
Here is a 320 acre turnkey hunting and recreational ranch located NW of Dryden, TX and SE of Sanderson, TX. The wildlife is abundant on this ranch that is west of TX-349 S and north of Hwy 90. There is about 40 feet of elevation change on the ranch providing terrific views. A wet weather draw and Buck Creek cross the property providing thick vegetation for wildlife. For comfort there is a furnished air-conditioned and heated cabin with indoor plumbing that easily sleeps four.
Hunting/Recreation
The ranch is under a wildlife tax exemption. It has been wildlife managed for the last twelve years. Whitetail deer inhabit the area along with a few mule deer. Cabin
The cabin measures 14ft x 24ft giving you over 320 sq ft of living space. It is cooled with two window units and heated with one free standing propane heater. Most furnishings are conveying with the sale including a sofa sleeper, recliner, kitchen table and four chairs, refrigerator, and cook top. There is also a covered porch on the front that runs the full width of the cabin. The bathroom is hooked to a septic system giving you all the conveniences of home. Water to the cabin is supplied from a community well using 275 gallon water totes and a 12 volt pump. Electricity is provided by a propane generator. The 250 gallon propane tank is leased by the month.
Storage
A nice 20 ft metal shipping container is on the property to store all your gear, ATVs and supplies while you are away.
Vegetation
The area averages 15 inches of rain per year. The land has good cover made up of greasewood, yucca/Spanish dagger, cedar, and mesquite on the higher areas away from the draw and creek. You will also see sotol, prickly pear cactus, algerita, and purple sage. Along the lower areas of draw and creek there are many willows, mesquite, persimmons and other trees and bushes.
