TERRAIN: The property is diverse in terrain as the FM 2690 frontage is flat with the remainder being hills and canyons. There are numerous roads throughout the ranch that provide access to hunting stands and livestock. Most roads can be traveled in nearly all weather conditions. Very few roads require all wheel drive.
IMPROVEMENTS: The main house, built in 2000, is a 40' x 30' metal building with 2 bedrooms, 1 bath, utility room, a large kitchen-dining-living area with central A/C and heat, range, refrigerator, bed chairs, table and sofa. The house was built in 2000 with an attached 12' x 40' covered porch. Also a 8' x 30' covered porch and a 20' x 30' carport without a slab. The camp house consists of 1 small bedroom-kitchen-living area and 1 bath. The camp house comes with a window unit, range, refrigerator and microwave. The metal barn on a cement slab along with the lean to was built in 2000. Water and electricity are available at the barn.
The ranch has all new net wire perimeter fencing with access to the property from three gates along FM 2690
WATER: One submersible water well at the main house provides water to the house, camp house, barn and to two locations for wildlife and livestock. The second well is approximately 160' deep, 137'+- water level and pump setting at around 157'+-. The pump has been powered by solar panels and batteries. The well is not operating at this time due to damaged solar panel. New solar panels and battery will make this well operational again. Other power sources are available. This well has been providing water to an overhead tank that flows water to a water trough. There are two old tanks that hold water during wet periods. A liner would have to be in place in order to hold water for longer periods of time.
MINERALS: The Seller will convey all mineral and royalty interests owned and will be determined at time of issuance of title commitment.
OTHER: This ranch is located in an excellent area for other recreational activities. The Frio River crosses FM 2690 about 2.5 miles from the property and crosses FM 127 about 7 miles from the property at ConCan. The river provides access for swimming, tubing and kayaking. Less than 2 miles to the north is the Bat Cave on the Annandale Ranch which is the home to millions of bats that emerge every evening during the spring and summer months.
There are numerous Indian mound sites on the property.
The owner has a 1984 Chevrolet Suburban 4 wheel drive that he will sell for $1,500.00. Also he will sell a pickup bed mounted on a trailer and 3/4 hp electric motor generator and extra auger for $1,500.00 which has been used to auger corn into the feeders.
