The 6,845-acre Springfield Plantation is well situated within minutes of Kingstree, South Carolina, 75 miles from historic Charleston and 60 miles from South Carolina's coast and beaches.
This offering provides a unique opportunity to own one of the last remaining plantations in South Carolina. Springfield Plantation is a premier recreational property. Everything you would need is included from the furnished plantation home and guest cottages to the jeeps and UTV's equipped for hunting. It is truly a remarkable get-away. Upland stands of mature pine and hardwood trees offer a host of wildlife management opportunities. Turkeys, deer, and upland small game are plentiful. However, while not currently managed for bobwhite quail, the site is very conducive for quail management. Most of the old fields have been planted to loblolly pine with wildlife openings dispersed throughout. The loblolly pine plantations offer an excellent source of income through timber harvesting.
Geographic/Regional Overview
The topography, soils and climate in the region offer above-average timber growing conditions. The average high temperature is 79 degrees F and the average low is 49 degrees F. The total annual precipitation is 49 inches - 60% of which falls in April through September.
Springfield Plantation is conveniently located near Highway 527, and several South Carolina highways transect the property. The nearest airports serviced by commercial airlines are located in Charleston, Myrtle Beach, and Florence. The nearest airport to accommodate a small private jet is the Williamsburg County Airport located just minutes away.
Forest Management
The current owner is actively managing the properties included in this offering for timber production. There are over 1,800 acres of loblolly pine plantation, 2,500 acres of natural upland pine hardwood stands, and +/-500 acres of cropland. The timber data will be available to the prospective buyer.
Land Types and Age Classes
The Springfield Plantation actually consists of two plantations, Springfield and McNamee. The timberlands are predominantly comprised of quality pine and hardwood trees. The land cover type for Springfield is classified as approximately 28% pine plantation, 12% natural pine, 19% hardwood, 27% natural pine/hardwood, 2% swamp hardwood, 7% cropland and 5% non-timberland. For McNamee, the land cover type is classified as approximately 19% pine plantation, 13% natural pine, 17% natural pine/hardwood, 38% hardwood, 8% cropland, and 5% non-timberland. A good mix of age classes is present on both pine and hardwood types.
