First off, just being located in the rolling wooded hill area just southwest of Monticello is unique from the surrounding landscapes. There is no doubt that one will be hard pressed if it not being impossible to find a property for sale in the area that compares to the amenities of this one. Just for starters, it is a sizable property that offers a mix of good tillable ground, diverse wooded habitat, ponds and then, last but definitely not least, the approximate 950 feet of lakeshore on North Lake. The tillable ground is comprised of 4 fields that total roughly 58 acres - two smaller fields to the north bordered by the county road, one larger field to the east/central portion of the property and one field in the west central part of the property. The crop productivity index for the tillable fields is good and averages out at 81.5 out of 100 and allows for immediate income production off of the property. The wooded portions of the property are set about as perfect as they can get and are comprised of a mixture of maple, basswood, ironwood, oak, birch, and aspen, to name just a few of the species. The real exciting part is how ideal the wooded portions mix between and abut up to the cropland and tie into other wooded portions adjacent to the property. The connectivity of the cover is great and the rolling wooded ridges and draws extending off and between the tillable fields is something you just have to see to fully appreciate. Add in the ponds in the southwest and northwest corner of the property, not to mention the lake in the southeast corner for water and you have all the makings of prime whitetail habitat and the amount of tracks on this property isn’t surprising. Moving on to the lake. North Lake is a beautiful smaller private lake with no public access. It is a relatively shallow basin with average depths in the 6-8 feet range but does have two deeper pool areas that max out around 26 feet. The seller has stated that some fishing opportunities can exist with North Lake being connected to the larger Cedar Lake to the southwest. From a waterfowl standpoint, North Lake has great potential with shallower backwater bays for dabbling ducks and then the larger open water and island to set out a spread for divers in late season. From the development side of things, the parcel would be great for a single family home with options for horse facilities or a hobby farm. From conversations with the county, there is also a possibility of developing off larger country estate-type lots. This is only a summarization of the amenities that the property has and one has to come and see it in person to truly appreciate what the possibilities are.
