The ranch was purchased in 1964 from the Mackey Sheep Company and has been owned by the Carpenter and Dietrichs since that time. The carpenters have managed the property for the duration of the ownership. They have installed an intensive range management program for the ranch. The purpose is to rotate the cattle among some 40 pastures to maximize the carrying capacity of the ranch. All pastures have water. Electric fences are used in various areas of the ranch. Currently, the ranch is stocked with yearlings. The number will fluctuate from 1,500 to 2,700 during the course of the 2006 grazing season. The ranch has excellent facilities for calving, doctoring, and shipping livestock. It is a very well managed operation.

IMPROVEMENTS:The ranch has two residential units with related outbuildings, Camp One and Camp Two. Camp Two has most of the improvements and is used to operate the ranch. A newer house built in 1992 consists of 3 bedrooms, 3.5 baths, a total of 2,779 sq. ft. finished, and a nice large deck off the living room. There are two shop buildings, a 16' x 20' pole barn, and an implement building. All buildings are in good condition.
WILDLIFE CONSIDERATIONS: The ranch has resident mule deer, antelope, upland game birds, water fowl, eagles, hawks, numberous song birds, coyotes, bobcats, and an occasional elk. There are a number of areas on the ranch that could be improved to enhance both upland bird and mule deer habitat.
ROYAL INTERESTS: The Bar Diamond Ranch is the lessor under an Oil and Gas lease, dated April 9, 2002, with Front Range Resources, Inc., a copy of which is available from Seller. The Bar Diamond Ranch will specifically reserve to itself and it assigns in the buy-sell agreement and warranty deed a one-half (1/2) interested in all royalties payable under the lease with Front Range Resources, Inc. or any subsequent lease involving minerals or mineral interests that may be entered into by the Bar Diamond Ranch or any subsequent owner of the ranch property. Except as otherwise provided in this paragraph, all mineral rights and royalty interests appurtenant to the ranch property and owned by the Bar Diamond Ranch and mineral rights appurtenant to the Camp II property and owned by the Carpenters are included in the sale.
RANCH HISTORY: The ranch has a lot of colorful history going back into the 19th Century, when Native Americans still roamed the area. The homestead days of the early 1900's brough a new group of people and their stories to the area. There is a spot where robbers used to hold up the Lavina stagecoach, and legend has it that loot from one robbery is still buried in a secret cave on the west end of the ranch. The ranch is located immediately to the north and west of Billings, the largest city in Montana. It is bound on the west by Highway #3, the north by the Shepherd-Acton Road, and to within one mile of Highway #87 on the east. The southeast corner of the property is within two miles of the Billings City Limits. The ranch is accessible by Highway #3 on the west and by Highway #87 via Alexander Road
