TERRAIN: Terrain is rolling hills with native grasses, nice ridgelines, and rocky outcroppings. Seasonal tributaries drain through the ranch and feed several stock tanks. There is an excellent mixture of trees covering this ranch including live oak, chittamwood, cottonwood, mesquite and hackberry trees. Lotebush, prickly pear cactus, catclaw, and tasajillo ("turkey pear") are also present and beneficial for wildlife.

HUNTING: Deer are plentiful and trophy bucks regularly inhabit this property. This area is known for its whitetail deer genetics. Bucks in the 140-160 B&C class are common with many trophies being harvested in the past. The "duck lake" is in a good flyway and attracts an abundance of ducks in the fall and winter months. There are two cultivated areas on the ranch that could be planted in wheat and sunflowers to create prime dove hunting. Turkey, quail, feral hogs and a variety of varmints can also be found on this ranch.

IMPROVEMENTS: An 1800 square foot manufactured home with 3 bedrooms, 2 bathrooms, living room, dining room, full size kitchen and a washer/dryer are in the mudroom. The house sits on a fenced 1/2 acre hilltop with a front and back porch providing scenic views. In addition there is a fenced dog run on the north side of the home, a 15 x 20 storage barn and a 40-foot sea container located just east of the house. Rural water and electric are to the home.
