The topography of the ranch is relatively flat on the northwest side and gently sloping with a change in elevation from 85 to 45 above sea level, sloping towards Sandy Hollow Creek that cuts through the east side of the property. Most of the property appears to sit above the flood plain, however, the creek system is lower and is part of the flood plain area of the Nueces River. There is also a pond in the far western corner of the property and another low area or creek in the far northwest corner. The soils are clay to sandy loam, identified as Victoria clay soil, along with Willacy, Papalote, Clareville, Hildago, and Orelia sandy loam, plus Sinton and Clareville clay loam. From near the middle of the property to the northwest corner it appears to consist of improved grass pastureland covering approximately one third of the whole property. The remainder is mostly big trees and brush with some nice, maintained shredded areas scattered around the east side.

WILDLIFE

The ranch is low fenced and with whitetail deer, turkey, hogs, and dove hunting.

AGRICULTURE

This ranch has historically been used as recreational ranch and cattle grazing operation and is under agricultural valuation for tax purposes.

IMPROVEMENTS

There is a small barn and cattle pens on the ranch.

WATER

Reportedly, there are two water wells, one is reported to be on a 7.5 horse motor and producing an unusually large volume of water.

ELECTRICITY

There is electricity along FM 70, FM 3088 and into the property.

MINERALS

This is a surface only sale as to minerals. There are no producing oil/gas wells on the surface.

OTHER

This ranch is part of a multi-property package that will all be marketed at the same time, but they will be sold separately. During the marketing period, interested parties will be given access to the property, with showing appointments, a copy of the current survey, title work to review, as well as a proposed contract and deed.
